How to Fix Yard Drainage Problems in NWA: A Homeowner's Guide

NWA Drainage Problems Are Common — and Fixable

The good news: every drainage problem has a solution. The key is matching the right fix to the actual cause — which is why diagnosis matters before throwing money at the problem.

Common NWA Yard Drainage Problems

### Low Spots That Hold Water

The most common complaint. After rain, certain areas of the yard collect water and hold it for days. This kills grass, creates mud, breeds mosquitoes, and makes that portion of the yard unusable.

**The fix:** Depends on severity. Minor low spots can often be addressed with regrading — bringing in topsoil to raise the area and slope it toward a natural drainage path. More severe cases, or situations where there's no natural path for the water to go, need a French drain or catch basin system.

### Erosion on Slopes

Sloped areas wash during rain events, creating ruts, exposing roots, and depositing sediment at the base of slopes. Over time, the slope loses topsoil and becomes increasingly difficult to establish plants on.

**The fix:** For modest slopes, erosion control seeding combined with erosion matting can stabilize things while plants establish. For steeper or more severely affected slopes, terracing with retaining walls stops the soil movement structurally. A combination of wall, drainage behind the wall, and seeding is the complete solution.

### Water Against the Foundation

Runoff from the yard or concentrated downspout discharge settling against the house. Signs include efflorescence (white mineral staining) on basement walls, musty crawl space odors, or cracks at the foundation base.

**The fix:** Regrading to create positive grade away from the foundation (minimum 1 inch drop per foot for the first 6 feet), combined with buried downspout drainage, addresses this in most cases. Serious cases may also need a perimeter French drain.

### Neighbor's Water Crossing Your Property

Common in hillside NWA neighborhoods. A higher property drains onto a lower property, creating saturation and erosion problems the lower property owner can't solve without addressing the flow source.

**The fix:** An interceptor drain — a French drain or swale installed at the property line — captures the incoming flow and routes it to an appropriate outlet before it enters the lower yard.

### Downspout Erosion and Concentrated Discharge

Downspout splash zones erode mulch and soil, creating channels that direct concentrated water toward landscaping or the foundation.

**The fix:** Bury the downspout into a subsurface pipe that carries the roof runoff away from the house and releases it through a pop-up emitter in the yard. This is one of the most cost-effective drainage improvements available.

Getting the Right Diagnosis

Drainage problems can look similar on the surface but have different root causes. What looks like a low spot problem might actually be a subsurface permeability issue. What looks like a slope erosion problem might be downstream of a blocked drainage path. Getting the cause right before selecting the solution prevents spending money on fixes that don't work.
