How to Finance Your Outdoor Project in NWA

September 3, 2026

Retaining walls, concrete driveways, drainage systems, and hardscapes are significant investments — but they don't have to all happen at once or come entirely out of pocket. Here's how NWA homeowners can approach financing outdoor improvement projects.

Your Outdoor Project Is an Investment — Here's How to Fund It

We hear it from homeowners across Bella Vista, Bentonville, Rogers, and Fayetteville all the time: the drainage problem, the failing driveway, the hillside that needs a retaining wall — these aren't wants, they're needs. And the cost of addressing them properly isn't small.

At GNG Underground, we want homeowners to be able to take care of their properties without putting themselves in a difficult financial position. Here's an honest guide to how homeowners in NWA approach financing outdoor projects.

Home Equity Loan or HELOC

For homeowners who have built equity in their NWA property, a home equity loan or home equity line of credit (HELOC) is often the most cost-effective financing option for outdoor projects.

**Home equity loan:** A lump-sum loan with a fixed interest rate and fixed monthly payments. Good for defined projects with a known cost — a retaining wall, a concrete driveway, a drainage system.

**HELOC:** A revolving credit line secured by home equity, with a variable interest rate. Better for projects that may expand, phased projects, or homeowners who want flexibility to draw funds as work is completed.

Interest rates on home equity products are typically lower than personal loans or credit cards, and the interest may be tax-deductible when used for home improvements (consult your tax advisor).

Personal Loans

For homeowners without significant equity — perhaps in newer NWA construction where values haven't yet appreciated substantially — a personal loan from a bank or credit union is a viable option. Rates are higher than home equity products but lower than credit cards, and many local NWA banks and credit unions offer competitive personal loan rates.

Personal loans typically fund quickly (within a few days) and don't require the appraisal process that equity products do.

Contractor Financing

Some contractors — including through third-party financing partners — offer payment plan options for home improvement projects. This can allow you to begin a project now and pay over 12 to 60 months.

When considering contractor-offered financing, read the terms carefully — particularly any deferred interest provisions that can result in large interest charges if the balance isn't paid within a promotional period.

Phasing Projects to Manage Budget

Not every outdoor improvement project needs to happen at once. Smart phasing lets you address the highest-priority items first — typically drainage and structural issues — while budgeting for aesthetic improvements in a second phase.

A common approach we see with NWA homeowners:

**Phase 1:** Address the foundation drainage problem and the failing retaining wall — the things that are causing actual damage.

**Phase 2 (the following year):** Install the concrete patio and the stone staircase — the improvements that enhance use and appearance.

This approach lets you make the critical investments now without taking on more debt than is comfortable.

Credit Cards for Smaller Projects

For smaller projects — downspout burial, partial regrading, a short retaining wall — a no-interest promotional credit card can work well if you're confident you'll pay the balance before the promotional period ends. The key word is confident: deferred interest on promotional cards, if you carry a balance, is typically very high.

The Value Side of the Equation

Outdoor improvements like concrete driveways, retaining walls, and hardscaping consistently add value in NWA's real estate market. A concrete driveway that costs $4,000 may add $3,000–$5,000 in appraised value. A drainage system that prevents $15,000 in foundation damage is a return that's easy to calculate.

Financing a quality outdoor improvement at 6–8% interest to protect or improve a property that's appreciating in NWA's market often makes straightforward financial sense.
