The Honest Answer About Concrete Driveway Lifespan in NWA

A well-installed concrete driveway in Northwest Arkansas should last 30 to 50 years. Some last longer. Some fail in 10 to 15. The difference almost always comes down to how it was installed — and, to a lesser extent, how it was maintained.

What Makes a Concrete Driveway Last

### Proper Base Preparation

The single most important factor. A concrete driveway is only as good as the base underneath it. In NWA, soils range from clay-heavy (which expands and contracts with moisture) to rocky limestone (which is excellent but requires different prep). A proper base includes compacted aggregate gravel at consistent depth — typically 4 to 6 inches — that gives the slab uniform support.

When base prep is skipped or rushed, the concrete settles unevenly. Uneven settling causes cracking. It's that simple.

### Correct Concrete Mix

Not all concrete is the same. Driveway concrete should be a 4,000 PSI mix — strong enough to handle vehicle loads, freeze-thaw cycles, and the occasional heavy delivery truck. Some contractors cut costs by using a weaker mix. You won't know the difference on day one, but you will by year five.

### Adequate Thickness

Residential driveways should be poured at a minimum of 4 inches thick — 5 to 6 inches if you regularly park heavy trucks, RVs, or equipment. Thin slabs crack faster, period.

### Proper Control Joints

Concrete expands and contracts. Control joints — the tooled lines you see in concrete every few feet — tell the concrete where to crack if it needs to, rather than letting random cracks form. Properly spaced and cut control joints dramatically extend the life of a slab.

### Drainage Away from the Slab

Water that pools on or under a driveway accelerates deterioration. The driveway should be graded to shed water off the edges, and surrounding grade should direct runoff away from the slab. In NWA, where we get significant rainfall, this is essential.

NWA-Specific Factors

**Freeze-thaw cycles.** NWA winters are mild, but hard freezes do occur. Water that penetrates surface cracks and freezes expands, widening cracks over multiple cycles. Sealing a concrete driveway every 2 to 3 years fills small surface cracks before freeze-thaw damage can reach them.

**Tree roots.** Many Bella Vista and Bentonville properties have mature trees with root systems that will eventually reach under a driveway. Planning drainage and tree proximity during installation can reduce this risk.

**Rocky terrain.** In hillside NWA neighborhoods, ledge rock or shallow bedrock can create high spots in a subgrade. We address these before pouring to prevent bridging — where concrete spans a void and cracks under load.

Maintenance That Extends Driveway Life

• **Seal every 2–3 years.** A quality concrete sealer is inexpensive protection.
• **Address cracks immediately.** Small cracks filled early don't become big cracks.
• **Avoid deicing salts.** They're hard on concrete surfaces. Sand is a better NWA alternative in winter.
• **Keep downspouts directed away.** Don't let gutter water run across or pool on the driveway.

When It's Time for a New Driveway
